Property Viewing Checklist

Use this checklist during every property viewing. Rate each item 1–5 (1 = poor, 5 = excellent) and mark any concerns in the notes column.

Gutters & downpipes clear
External walls — cracks or movement
Boundary & retaining walls
Driveway & paving condition
Garden / landscaping maintained
Garage doors & remote function
Entrance gate & intercom
External taps & water pressure
Outbuildings / servants quarters

Roof Space & Ceilings

Roof trusses intact & no rot
Signs of water ingress / leaks
Ceiling boards intact (no sagging)
Insulation present
Bird / pest nesting in roof space
Waterproofing on flat roofs

Interior — Walls, Floors & Windows

Damp patches or watermarks on walls
Cracks (hairline vs structural)
Tiled floors — no hollows or cracks
Timber/laminate floors — no buckling
Windows open/close properly
Window glass intact (no cracks)
Doors & frames aligned, latches work
Skirting boards in good condition
Sealant around baths & showers
Paint condition & staining

Plumbing & Water

Water pressure adequate
Hot water available & geyser size
Geyser age & insulation
Drains / toilets flush properly
No leaks under sinks / vanities
Bathroom & kitchen tiles secure
Sewage system (municipal vs septic)
Borehole / rainwater harvesting

Electrical & Energy

DB board — breakers labelled
COC available & valid
Power points & light switches work
Earth leakage protection present
Solar panels / inverter / battery
Generator hookup available
Prepaid or conventional meter
Outdoor lights functioning

Security

Alarm system & grade
Burglar bars on windows
Security gates at entrance(s)
Electric fencing (COC valid)
